HISTORY

 

Cherry Hills Village, Colorado is located on the western edge of Arapahoe County, the first county in Colorado. Luxurious homes and several nationally acclaimed private schools compliment the city.

 

In 1945, the Cherry Hills residents wanted to keep the rural atmosphere of the city and decided to incorporate because of their concerns about development in the area. A new regional airport was planned to be located near the city. They wanted to establish an ordinance to regulate the lowest altitude at which airplanes could fly over the city. However, Denver decided to locate the airport at the Stapleton area and an ordinance governing flight elevations was never passed in Cherry Hills.

 

Once Cherry Hills incorporated, the city’s first priority was to put in place city services. Citizens of this community volunteered their services as town treasure, marshal, attorney, city clerk and judge. The city clerk worked out of her home. Court took place on the judge’s backyard porch and police and road departments drove their personal vehicles.

 

The first zoning map was developed in 1945 and a land use Master Plan was adopted in 1950 by the city of Cherry Hills. A Community Center District was established at the intersection of Quincy Avenue and University Boulevard. The Master Plan allowed for a limited amount of commercial use in the city in order to keep Cherry Hills a small, quant hometown atmosphere. In 1966, Cherry Hills Village changed its governance status from a statutory town rule to that of home rule.

 

In 1961, Cherry Hills purchased four acres for the Village Center for a mere $20,000. Today much of Cherry Hills continues to maintain the quaintness of a small rural atmosphere with beautiful homes on large lots and adjacent horse property.

Cherry Hills Village is predominantly a residential community with a population of about 6,000 residents. The city has a total area of 6.3 square miles of which 6.2 square miles is land and .04 square miles of water.

 

There are approximately 1,980 households and 1,755 families residing in the city of Cherry Hills. The average household size is 3.01 and the average family size is 3.20. The median age is 43.8 years; the median household income is $232,492; and the median house value is $1,193,000.

Cherry Hills Country Club is one of the most prestigious country clubs along the Front Range. The PGA Championships of 1941 and 1985 were hosted at the country club. Cherry Hills Country Club also hosted the US Women’s Open Golf Championship in 2005. While at the club, don’t forget to order the Arnold Palmer Ice Tea. Legend has it that Arnold Palmer ordered ice tea and asked for lemonade mix in the tea. The bartender refused to mix lemonade in the iced tea but eventually accommodated Mr. Palmer.

Kent Denver is a coeducational, college preparatory day school for grades 6-12. There are 655 students at Kent Denver (220 in the middle school, and 435 in the upper school). The school has 78 full- and part-time faculty of which 51 have advanced degrees.
