HISTORY of Highlands Ranch Colorado Mortgage
Highlands Ranch, Colorado is a beautiful Front Range valley filled with rolling hills and native grasses and trees. The first people to live in this area were Indian tribes made up of Ute, Cheyenne and Arapaho. The Spaniards came to Highlands Ranch, Colorado to explore the area and in 1803 this valley was part of the Louisiana Purchase.
Even during the Colorado Gold Rush era of Colorado, Highlands Ranch remained a farming and ranching community. Located approximately twelve miles south of Denver and just a few miles south of the city of Littleton, Colorado, most residents visited the “big” cities to purchase supplies.
In 1859, Dad Rufus “Potato” Clark purchased a 160-acre homestead in the area. Clark planted and sold potato crops and became known as the “Potato King of Colorado.” Soon after, pioneers came to live in the valley to raise crops and livestock.
The famous Highlands Ranch Mansion also known as “Castle Isabel” was built between 1891 and 1904. John Springer, an eastern businessman built the Highlands Ranch Mansion on 23,000 acres of ranch land and raised cattle. During the 1920’s and 1930’s the land that Springer bought was sold several times. Lawrence C. Phipps, Jr. bought the land in 1937 and continued to raise cattle and hunt fox in the area. He changed the name of the property to Highlands Ranch. When Phipps dies in 1976, Marvin Davis, the owner of a big oil company, bought the land. Davis founded the “Highlands Ventures Corporation” to market the property. He then sold the area in 1978 to Mission Viejo Corporation, a real estate conglomerate, that became the official owners of the Highlands Ranch lands.
STATISTICS
Highlands Ranch, Colorado is one of the most populous unincorporated communities in the United States. According to the US Census Bureau, Highlands Ranch has a total area of 23.5 square miles of which all is land and the elevation is 5,680 feet above sea level. Highlands Ranch boundaries are the Douglas County Line to the north, Quebec Street to the east, Santa Fe Boulevard to the west and Daniels Park to the south.
Chatfield State Park borders Highlands Ranch to the west and the cities of Littleton and Centennial are located to the north. The city of Lone Tree is located to the east and the town of Sedalia is just south of Highlands Ranch, Colorado.
The population of Highlands Ranch is 93,352 people. According to a 2006 estimate, the median income for a household was $97,627 and the median income for a family was $101,373.

PARKS SYSTEM
The Metro District of Highlands Ranch owns and maintains remarkable networks of outdoor recreation facilities. With 22 parks, more than 70 miles of trails, and 2,000 acres of natural open space areas, Highlands Ranch is home to active outdoor loving people and a diverse wildlife. In fact, 85 percent of homes in Highlands Ranch are located within one-quarter mile of a park, open space area or trail.
In addition, there are two skate parks, an outdoor inline hockey rink, four dog off-leash areas, eight lighted public tennis courts, three lighted ball fields, an historic park and three community gardens.
The Backcountry Wilderness Area (formerly known as OSCA), is a wonderful place to hike and view nature. Located in the southern section of Highlands Ranch on 8,200-acres or nearly 13 square miles this area represents 37 percent of the 22,000 acres in Highlands Ranch. The Highlands Ranch Community Association (HRCA) and Shea Homes were joint applicants for the plan. There you will find five miles of soft surface trails. The outdoor views are filled with plentiful natural resources including native grasses, ponderosa pines, and Gambel oak. Elk, deer, pronghorn antelope, wild turkeys, prairie dogs and other wildlife live on the property. The Backcountry Wilderness Area has reserved seven thousand acres for wildlife habitat and preservation with very limited access. A cultural and historic preservation area has been created on the property adjacent to the Tall Bull Memorial Grounds in Daniels Park. This area is the only one of its kind in the country and protects the Tall Bull Memorial Grounds for the Native American tribes that used the site. The majority of this property is privately owned but access on the East-West Trail from Griggs Road is allowed.
Redstone Park is located on the west side of Highlands Ranch at the intersections of Town Center Drive and Foothills Canyon Blvd, just east of Santa Fe Drive and often referred to as Westridge. The park is nestled between the neighborhoods of Westridge Pointe and Highlands Ranch Golf Club. One of the larger parks in Highlands Ranch, the park offers stocked fishing ponds, picnic areas, shelters, dog park on the east side of the park, fantastic playground sets for the kids, tennis courts, ball fields and restrooms.
Falcon Park Playground is a kid’s delight. This Park includes picnic shelter, swings and rock climbing equipment.
Wildcat Regional Park contains 200 acres of open space in Douglas County. The park includes sports fields, shelters, ice arena, water based dog park, trails for hiking, biking and special events.
Daniels Park is one of largest parks in Denver Mountain Park system. Daniels Park is located just north of Castle Pines North subdivision. The 1,000-acre historic ranch in Douglas County is known for its bison herd, dramatic views of the mountains, historic ranch buildings, and distinctive stone shelter. Located twenty-one miles south of Denver, Florence Martin donated the park to the City in two parcels. The first 40-acre area donated was with a shelter house in 1920. The remainder of the 1000.65 acres was donated in 1937. Most of the park is a Bison preserve and natural area where visitors can view the animals in a high-plains habitat. Enjoy the panoramic mountain views from the shelter house and don’t forget to bring a picnic lunch.
